New Build Market Update

New Build Market Update

September 27, 2026

Australia’s new-build pipeline remains active, but monthly approvals move around. The best buying decisions start with the individual project, its delivery timeline and the full cost—not a headline alone.

Make the next step clearer

New-build decisions work best when the property type, location, contract terms and settlement timing are considered together—not as separate boxes to tick.

What the latest data says

ABS reported 17,687 total dwelling approvals in July 2026 on a seasonally adjusted basis, down 3.6% for the month but 9.0% above July 2025.

What it can mean for buyers

More approvals do not automatically mean every project suits every buyer. Compare the specific location, developer, inclusions, contract conditions and expected completion window.

How to use the market well

Keep your search criteria clear and compare options on the same basis. A property that fits your budget and intended lifestyle is more useful than chasing a broad market prediction.

Questions worth asking early

  • What is included in the advertised price, and what remains an allowance or upgrade?
  • What are the expected construction, registration and settlement milestones?
  • How does the location support everyday life, transport, work and future needs?
  • Which independent legal, finance and building advice should be obtained before signing?
